Our client, a dynamic and innovative property investment, development, and financing business, is expanding into the self-storage sector. We are thrilled to be assisting in the search for a Head of Operations who will play a pivotal role in leading this venture.
 
This is a unique opportunity for a seasoned professional in the self-storage industry to bring their expertise to an ambitious, forward-thinking company.
 
Role Overview:
We are seeking a highly experienced individual with a minimum of five years in the self-storage industry, including:
  • Proven operational leadership across multiple sites.
  • A successful track record of launching new self-storage locations.
  • Expertise in managing technology-driven operations, with a strong focus on customer satisfaction.
  • Passion for delivering high-quality service and maintaining strong customer loyalty.
  • Exceptional project management skills to ensure timely site openings.
  • Financial acumen to assist with budgeting and ensure alignment with financial targets.
  • Strong reporting skills for operational and financial performance.
  • High attention to detail, ensuring all sites maintain safety, security, and a premium standard of service.
  • A problem-solving mindset with a commitment to upholding the brand’s values.
  • An entrepreneurial spirit to help shape a growing business, aiming to set new benchmarks in the UK self-storage market.
 
Key Responsibilities:
 
Strategic Leadership:
  • Shape and execute the strategy for the self-storage portfolio.
  • Collaborate with the Head of Transactions to evaluate new opportunities.
  • Stay abreast of UK market trends and provide insights into supply, demand, and competitive developments.
  • Monitor and recommend technological advancements for operational efficiency.
  • Drive the achievement of financial goals for each site and support cash flow analysis.
  • Assist the finance team in monthly budget reporting and performance tracking.
  • Contribute to the valuation and approval process for all sites annually.
  • Identify and capitalize on additional revenue streams.
 
Operational Management:
  • Oversee revenue projections and operational budgets for each development.
  • Manage supplier contracts and operational service providers.
  • Coordinate with in-house and external teams to ensure successful site openings.
  • Supervise maintenance contracts and compliance with statutory and insurance requirements.
  • Ensure seamless technology integration for an efficient customer journey.
  • Regularly inspect and maintain site standards, addressing any repairs promptly.
 
New Site Development:
  • Collaborate with the Development Team on the construction of new facilities.
  • Provide operational input at all stages of design, from layout planning to equipment specification.
  • Support the team in securing planning consent by ensuring operational considerations are met.
  • Test and approve all operational equipment before site launch.
 
Marketing & Customer Experience:
  • Work with the Marketing Manager to promote each site and maximize occupancy.
  • Ensure the website is up-to-date and effective, and make recommendations for enhancements.
  • Drive initiatives to improve customer service, loyalty, and satisfaction.
  • Oversee customer communications and establish a 24/7 helpdesk system.
  • Conduct customer surveys and recommend improvements based on feedback.
