Are you the calm in the eye of the storm?

Our client has developed a mixed-use scheme which they continue to manage day-to-day. This innovative node comprises of residential developments, entertainment, shopping, and office space in a work/live/play concept which is becoming so popular in African cities. Whilst not all the properties are owned by the same landlords, the beating heart of the area is the high-end mall which hosts a wide range of events and experiences. It is flanked by a large, single-tenanted office block and has a common owner, which means that the job of the Centre Manager extends to both retail and office spaces.

We’re looking for an experienced retail property professional who will take full accountability for the smooth running of these developments. As such your wide range of duties will include monthly & annual budgeting, compiling management packs, oversight on all facilities-related issues, leasing & renewals as well as all marketing & events. With all property administration, operations, and billing managed internally, it is the Centre Manager’s responsibility to ensure that invoicing is correct, sent out timeously, and collected on monthly, and that all service providers adhere to their SLA’s.

Most importantly one becomes the representative on site for the owners – the person all tenants need to see as having authority and competency on site in all technical, financial or interpersonal matters. You’ll be a common figure in the mall, talking to tenants to create lasting relationships in order to assist them in successful campaigns and guaranteeing their retention. As this is a mixed-use building, you will also facilitate relations between tenants who utilise shared space, ensuring that the activities of the one don’t affect the other. Given that the busiest time in a mall is over the weekend you will be expected on site every second Saturday, and to live within a reasonable distance from the mall so that you are able to get there quickly should unplanned maintenance, safety, or any other issues occur.

To add value to this team you will need to have a minimum of 10 years’ experience in retail property and a successful track record in negotiating and processing win-win leases. Your ability to communicate effectively in English, both written and spoken, will be tested daily as you will be called on to find on-the-spot solutions to conflict or complex situations.
